SERVICES:
Before a single design decision is made, your team needs to know exactly what exists on site. Darling Geomatics delivers precision 3D construction site surveys using drone LiDAR and terrestrial laser scanning — giving engineers, architects, and project managers a complete, data-rich picture of existing site conditions from day one.
Our pre-construction scanning captures topography, existing structures, utilities, vegetation, and grade in a single mobilization — producing a georeferenced point cloud that feeds directly into AutoCAD Civil 3D, Revit, and other design platforms your team already uses. The result is fewer RFIs, fewer change orders, and a design process built on verified field data rather than assumptions.
Fast, Cost-Effective 3D Drone Scanning Outperforms Traditional Methods
The Hidden Cost of Inaccurate As-Built Drawings
Most renovation projects begin with a drawing set that was last updated years — sometimes decades — ago. Walls have been moved. Mechanical systems have been rerouted. Slabs have settled. But the drawings still show the original design, and nobody has formally documented what's actually there.
When design teams work from those outdated drawings, the errors compound quietly through design and procurement — and then surface loudly during construction. A structural beam is 75mm off from where the drawings show it. A duct run conflicts with the new ceiling height. A door opening doesn't align with the framing that actually exists. Each one is a field problem that costs time, money, and credibility.
3D laser scanning eliminates this at the source. Rather than trusting a drawing, your team designs from a verified 3D model of what actually exists — before a single demolition crew is mobilized. For renovation projects of any scale, this is no longer a luxury; it's risk management.
What As-Built Scanning Replaces
(Render as a two-column "Before / After" comparison or side-by-side list)
Without 3D Scanning:
- Manual tape measure and sketch surveys taking days or weeks
- Spot measurements that miss hidden conditions above ceilings or behind walls
- Outdated drawings that don't reflect years of modifications
- Field verification trips mid-design when dimensions don't add up
- Change orders when construction reveals conditions that didn't match the drawings
- Disputes between trades over who measured what and when
With Darling's 3D Laser Scanning:
- Full existing conditions captured in one 1–2 day site mobilization
- Millions of data points covering every visible surface, floor to ceiling
- Georeferenced point cloud or as-built BIM model delivered within 5–10 business days
- Design team works from verified geometry — no return site visits for re-measurement
- Fewer RFIs, fewer change orders, fewer field conflicts
- A permanent digital record of pre-renovation conditions for warranty and legal protection
What We Document in a Renovation Scan
Our laser scanning for renovation captures the full scope of existing building conditions, including:
- Structural elements — Columns, beams, slabs, load-bearing walls, and connections at precise as-built locations and dimensions
- Architectural geometry — Wall faces, floor-to-ceiling heights, window and door openings, stairwells, and ceiling conditions including soffits and bulkheads
- Mechanical, electrical, and plumbing (MEP) — Exposed ductwork, pipe runs, conduit, and equipment — critical for retrofits and system coordination
- Floor flatness and levelness — Slab conditions including deflection and settlement, relevant for new flooring, equipment installation, or accessibility compliance
- Facade and exterior envelope — Cladding conditions, window reveals, and envelope geometry for curtainwall replacement or exterior renovation work
- Ceiling plenum conditions — Above-ceiling space documentation for retrofits where new systems must navigate existing infrastructure
Coverage is customized to your scope — if your renovation only affects specific floors or areas, we scan accordingly to keep costs proportionate to your project size.
Deliverable Options for Renovation Projects
Darling produces renovation scan deliverables in the format that best serves your project team:
Point Cloud Only
The raw georeferenced 3D dataset in .RCP/.RCS, .LAS/.LAZ, or .E57 format — ideal for design teams who work directly in point cloud-linked software and want to manage their own BIM modeling or drafting.
2D As-Built Drawings
Floor plans, reflected ceiling plans, sections, and elevations drafted from the point cloud in AutoCAD — delivered as .DWG and PDF. The fastest path from scan to construction document for teams that work in 2D.
As-Built BIM Model (Scan to BIM)
A fully modeled Revit BIM model built from the point cloud at your specified Level of Development (LOD 200–350). Includes architectural geometry, structural elements, and MEP systems as required. Ideal for complex renovations requiring full coordination between disciplines.
Hybrid Deliverable
Point cloud + selective BIM modeling of high-priority areas — a cost-effective middle ground for projects where full BIM isn't required but critical dimensions need to be modeled accurately.

Our Renovation Scanning Process
Step 1 — Scope Review
We review your project drawings (even if outdated), renovation scope, and deliverable requirements. For larger or more complex buildings, we may request a brief pre-mobilization walkthrough to plan scanner placement and confirm access requirements.
Step 2 — Site Capture
Our team mobilizes to your site and scans the project area using terrestrial laser scanners positioned at multiple locations throughout the building. A typical 10,000–20,000 sq ft commercial floor plate is captured in a single day with minimal disruption to building occupants.
Step 3 — Registration & Processing
Scan stations are registered together in the office to form a single unified point cloud. The dataset is cleaned, georeferenced, and quality-checked for coverage gaps before deliverable production begins.
Step 4 — Deliverable Production
Whether you've requested a point cloud, 2D drawings, or a full BIM model, our production team works from the registered point cloud to produce your deliverable. Internal QA review is completed before every handoff.
Step 5 — Handoff & Support
We deliver files with a project summary documenting scan coverage, accuracy specs, coordinate system, and software compatibility. We're available for a brief onboarding call to walk your team through the dataset — especially helpful for teams working with point clouds for the first time.
